Investigating the 2018 Denver Construction Fire

On March 7, 2018, a five-story construction site in Denver erupted in flames, killing two people and injuring at least six others. The fire destroyed 13 buildings, 30 vehicles, and spread thick smoke and ash across downtown.

Investigators believe spray foam insulation used in the building may have intensified the blaze, acting as a dangerous accelerant.

What Is Spray Foam Insulation?

Spray foam insulation is a chemical mixture sprayed inside walls to create a dense, energy-efficient barrier.
It’s made from substances like polyurethane and polyisocyanurate and is commonly used in both residential and commercial buildings.

When installed correctly and sealed from open air, it provides strong thermal insulation. But when handled improperly or exposed during construction, it can become highly flammable and extremely dangerous.

While investigations continue, the following manufacturers produce some of the most widely used spray foam insulation products in the U.S.:

  • Lapolla Industries – Foam-Lok FL500

  • BASF Corporation – Enertite Spray Foam Insulation

  • Demilec – Agribalance

  • Johns Manville – Corbond

  • Icynene – Classic Max

Authorities have not identified which product was used in the 2018 Denver fire, but these companies represent a large share of the national market.

The chemicals that form spray foam react exothermically — they release heat during application.
